SHYIRA COMMERCIAL BUILDING

Services Provided:

The Shyira Commercial Building Project commenced on 1 April 2024 under the supervision of EB Consultant and Construction. The project was commissioned by Shyira Diocese (NOVA Ltd), with CAGED Ltd engaged as the labor-only contractor. Eng. Intare Johnny serves as the Project Supervisor representing EB Consultant and Construction.

It is important to note that EB Consultant and Construction’s scope was limited strictly to project supervision, which included oversight of construction activities, quality control, progress monitoring, and coordination among the project stakeholders. The firm was not responsible for the design or direct execution of construction works.

The project’s implementation period was planned for three months, focusing on structural works, wall construction, and roofing as stipulated in the client’s contract. The development comprises 62 commercial shop units, 6 office spaces, a multipurpose hall, a rooftop coffee shop, and designated parking areas.

The site layout promotes accessibility and efficient circulation, featuring four staircases and one elevator to ensure inclusivity for persons with disabilities. The design provides main and secondary road access points, facilitating smooth vehicular and pedestrian flow. Landscaping and garden elements were incorporated to enhance the building’s commercial appeal.

Supervised works progressed in a structured sequence—from bulk excavation and setting out, to footing reinforcement, foundation inspections and approvals by the One Stop Center, concrete casting, sub-column installation, ground beam placement, and casting of the ground floor slab.

The upper floors maintain consistent spatial organization, offering open-plan shop layouts, allocated sanitary facilities, and circulation zones supported by a cantilever walkway system. The multipurpose hall accommodates approximately 200 people and includes a kitchen, changing room, storage, and meeting room, while the office floors provide flexibility for partitioning according to tenant needs.

The rooftop coffee shop offers a functional hospitality space with scenic views, supported by its own kitchen and storage area. Documentation and progress photographs highlight the quality assurance and compliance measures implemented throughout supervision, reflecting the high standards maintained by EB Consultant and Construction during project oversight.

The site plan features a clear and accessible layout, including four staircases for vertical circulation and one elevator to ensure inclusive vertical access for persons with disabilities. The design integrates both main and secondary road access points, allowing smooth traffic flow and parking movement. Landscape and garden planning have also been incorporated to maintain an inviting commercial environment. Construction works progressed methodically from bulk excavation and setting out, to footing reinforcement, foundation inspections and approvals from One Stop Center, concrete casting, sub-column installation, ground beam placement, and the casting of the ground floor slab.

The upper floors follow the same spatial logic, offering open-plan shop layouts, allocated toilets, and circulation zones supported by a cantilever walkway system around the building. The multipurpose hall accommodates up to 200 people and includes a kitchen, changing room, storage, and a meeting room, while the office floors are designed to allow flexible partitioning as required. The rooftop coffee shop provides a functional hospitality space with scenic views, supported by its own kitchen and store. The final elevations and sectional drawings illustrate the building’s aesthetic finish and internal organization, while construction progress photographs demonstrate the quality and precision of the structural work executed by our team.
